    What the results on this site are, what they are not, and how to use them responsibly.

    General information only

    The Handy Calculators is an independent educational website maintained by Larius, a software engineer, licensed North Carolina real estate broker, and commercial real estate appraiser based in Coconut Creek, Florida. Everything published here — calculators, worked examples, blog posts, explanatory text, and reference tables — is general information for education and planning.

    Nothing on this site is financial, investment, tax, accounting, appraisal, real estate, mortgage, insurance, legal, medical, nutritional, or fitness advice. Using this site does not create a client, customer, broker, agent, fiduciary, doctor–patient, or professional relationship of any kind between you and the operator of this site.

    Every result is an estimate

    Calculators simplify. A mortgage payment calculator that returns principal and interest does not know your escrow, HOA dues, PMI, or lender fees. A calorie calculator applies a population-average equation to a single person. A cap rate calculator uses the net operating income you type in, not the one an underwriter would accept after adjusting for reserves, vacancy, and management. The assumptions behind each tool are stated on the page itself — read them before you rely on the number.

    Rates, tax brackets, contribution limits, fee schedules, and clinical guidelines change, sometimes mid-year. We update tools when we become aware of a change, but there may be a lag between a rule changing and this site reflecting it.

    Jurisdiction matters

    Property tax treatment, transfer taxes, closing customs, disclosure duties, landlord rules, and income tax rules vary by country, state, and county. The editor holds an active real estate broker license in North Carolina only and is not licensed as a broker, agent, or salesperson in any other state. A rule of thumb that holds in one jurisdiction may be wrong or unlawful in yours.

    Health and fitness tools

    Health calculators on this site use published equations such as Mifflin–St Jeor for resting metabolic rate and the standard BMI ratio. These were developed for populations, not individuals, and they perform poorly for athletes, pregnant people, older adults, children, and anyone with a chronic condition. Never use a result here to start, stop, or change a medication, diet, or exercise program. If you think you have a medical emergency, contact your local emergency service immediately.

    Frequently asked questions

    Are the calculators on this site accurate?
    The formulas are standard, published methods and each one is checked against at least one authoritative source and one well-known reference calculator before it goes live. Accuracy of the formula, however, is not the same as accuracy of your result: the output is only as good as the inputs and the simplifying assumptions listed on that page.
    Can I use a result for a tax filing, loan application, or closing?
    No. Treat every result as a planning estimate. Before you sign, file, or fund anything, verify the number against the current official source — the relevant IRS publication, your lender's Loan Estimate, the county assessor's record, the Closing Disclosure, or the applicable state statute.
    Do the health calculators replace a doctor?
    No. BMI, body fat, BMR, TDEE, calorie, water intake, pregnancy, ovulation, and sleep tools use population-level formulas that cannot account for your medical history, medications, body composition, or conditions. They are educational only. Talk to a licensed clinician before changing diet, exercise, or medication.
    Is the real estate content brokerage or appraisal work?
    No. Cap rate, cash-on-cash, 1031 exchange, closing cost, rental yield, and proforma calculators are teaching tools that show how the math works on hypothetical inputs. They are not a Broker Price Opinion, a Comparative Market Analysis, a USPAP-compliant appraisal, an underwriting decision, or an offer of representation.
    I found a wrong number. What do you do about it?
    We fix it. Report the calculator, the exact inputs you used, and the result you expected through the contact page. Confirmed math errors are corrected as a priority and the page's review date is updated.
