    Why area conversions are squared

    Area scales as the square of length. 1 meter = 3.2808 feet, but 1 square meter = 3.2808² ≈ 10.7639 square feet. This is the single most common mistake in DIY conversions: people apply the linear factor (3.28) instead of the squared factor (10.76) and end up off by a factor of 3.

    The same rule applies to all area units. Hectares to acres, square kilometers to square miles, square inches to square centimeters — always square the linear conversion factor. For volume, you'd cube it (1 cubic meter = 35.3 cubic feet, not 3.28 or 10.76).

    Real-world reference points

    A typical US studio apartment is 400–600 sq ft (37–56 sq m). A 2-bedroom American home averages 1,000–1,500 sq ft (93–139 sq m). A European 'comfortable family apartment' often listed at 90–110 sq m (970–1,180 sq ft) is closer to a US 2-bedroom than a 3-bedroom.

    Land sizes use larger units. 1 acre = 43,560 sq ft = 4,047 sq m ≈ 0.405 hectares. A typical US suburban lot is a quarter-acre (~10,000 sq ft / 1,000 sq m). A football field (American) is about 1.32 acres including end zones.

    Construction quantities: tile, hardwood, carpet, and vinyl flooring are sold by the box covering a stated area. European boxes give square meters, North American boxes give square feet. Always add 5–10% waste for cuts and 15% for diagonal layouts before ordering.

    International real estate gotchas

    Different countries measure usable area differently. US listings typically include all interior heated space. European listings sometimes exclude balconies, storage, and shared circulation; sometimes include a portion. Japanese listings often quote area in tatami mats or jō (~1.65 sq m each).

    When comparing properties across borders, ask whether the figure is gross (including walls and shared space), net (interior only), or 'carpet area' (truly usable floor). The difference between gross and net can be 15–25% — a meaningful gap when translating between a 100 sq m European apartment and a 1,200 sq ft US condo.

    Also watch the price-per-area metric. €/sq m and $/sq ft are the two most common. To convert €/sq m to $/sq ft roughly: multiply €/sq m by current EUR-USD rate, then divide by 10.76. A €5,000/sq m apartment in Paris is roughly $500/sq ft at parity — useful context when comparing to US luxury markets.

    Worked example: ordering flooring priced in two systems

    A living room measures 5.4 m × 4.2 m = 22.68 m². Converting: 22.68 × 10.7639 = 244.1 ft². Two suppliers quote the job. The European supplier sells engineered oak at €62/m² in cartons covering 2.16 m². The North American supplier sells the same product at $6.40/ft² in cartons covering 23.5 ft².

    Cartons needed, European: 22.68 m² × 1.10 (10% waste allowance) = 24.95 m², ÷ 2.16 = 11.55, so 12 cartons = 25.92 m² at €62 = €1,607. Cartons needed, North American: 244.1 ft² × 1.10 = 268.5 ft², ÷ 23.5 = 11.43, so 12 cartons = 282 ft² at $6.40 = $1,805.

    To compare them you must put both on the same footing. €62/m² ÷ 10.7639 = €5.76/ft². At a EUR-USD rate of 1.08 that is $6.22/ft² versus the domestic $6.40/ft² — a 3% difference that shipping and duty will almost certainly erase. The lesson is that the headline numbers (62 versus 6.40) look nothing alike until you divide by 10.7639, and dividing by 3.28 instead would have told you the European product cost $20/ft² and was wildly overpriced.

    Note also that the two cartons cover different areas, so the waste percentage lands differently. Always convert to a single unit first, add waste second, and divide into carton coverage last. Reversing those steps compounds the rounding.

    For rough mental work, multiply square meters by 10 and add 8% — 85 m² × 10 = 850, plus 8% = 918 ft² against a true 915 ft². Going the other way, divide square feet by 10 and subtract 7%.

    Area units you will meet outside the m²/ft² pair

    Japan quotes residential area in tsubo (坪), equal to two tatami mats or 3.306 m² (35.58 ft²). A 20-tsubo apartment is 66.1 m² or 712 ft². Listings often show both the tsubo figure and a square-meter figure, and floor plans still label individual rooms in jō (single mats, about 1.65 m²).

    Taiwan and Korea use the ping (坪), the same 3.306 m² unit under a different name. India uses cent (40.47 m²), guntha (101.17 m²), bigha (regionally variable — anywhere from 1,500 to 6,772 m², so always ask which bigha), and increasingly plain square feet in urban listings. The Middle East uses the dunam (1,000 m²), inherited from Ottoman land administration.

    The UK adds its own wrinkle: property particulars are usually in square feet, but agricultural land and planning documents use hectares, and older deeds may reference acres, roods (1/4 acre), and perches (1/160 acre). If you are reading a title document rather than a sales listing, expect the old units.

    Whenever a listing quotes an unfamiliar unit, convert it to square meters first — it is the pivot every other unit is defined against — then out to square feet if that is what you think in.

    Why can't I just multiply by 3.28?

    Because 3.28 is the linear factor for meters to feet. Area is two-dimensional, so you square it: 3.28084² = 10.7639. Using 3.28 on an area understates the result by about 70%.
