    How to use this calculator

    1. Enter rentable square feet. Total rentable area of the building. This is the divisor for value-per-SF math.
    2. Enter base rent (NNN) and occupancy. Use the in-place weighted-average base NNN rent PSF/yr and physical occupancy.
    3. Add NNN recoveries and other income. Recovery PSF captures tax / insurance / CAM pass-through. Other income includes trailer parking, signage, antenna leases, etc.
    4. Tune OpEx (most are recovered). True NNN industrial leases push almost everything to the tenant — landlord OpEx is mostly roof/structure, management, and reserves.
    5. Pick a market cap rate. Class A bulk in tier-1 markets: 5.0–6.25%. Class B regional: 6.5–7.5%. Single-tenant credit NNN trades tightest.
    6. (Optional) Add financing. Open Financing & returns to layer in LTV, interest, and amortization for DSCR and cash-on-cash.

    From Gross Rent to Stabilized NOI: The Core Calculation

    The first step in any property analysis is to determine its income potential. We start with Potential Gross Income (PGI), which is the total rent the property would generate if it were 100% occupied all year. For an industrial building, this is typically calculated as the rentable square footage multiplied by the annual rent per square foot. However, perfect occupancy is rare. To get a more realistic picture, we subtract an allowance for Vacancy and Credit Loss (rent that is lost due to empty space or tenants failing to pay). This gives you the Effective Gross Income (EGI), a much more conservative and accurate starting point for your analysis.

    With industrial properties, most leases are “Triple Net” (NNN), meaning the tenant is responsible for paying property taxes, insurance, and common area maintenance. While this significantly reduces the landlord’s expenses, it doesn’t eliminate them entirely. Owners are still typically responsible for costs that cannot be passed through to tenants, such as property management fees (usually 2-4% of EGI), reserves for capital expenditures (like replacing a roof or HVAC), and leasing commissions. Subtracting these non-reimbursable expenses from the EGI gives you the final, all-important figure: Net Operating Income (NOI).

    A Practical Example: Underwriting a 100,000 SF Warehouse

    Let's walk through a real-world scenario. Imagine you are analyzing a 100,000 square foot warehouse. Based on comparable properties in the area, you determine the market rent is $14.00 per square foot (PSF) on a NNN basis. Multiplying these gives you a Potential Gross Income (PGI) of $1,400,000 per year. To be prudent, you apply a 5% vacancy and credit loss factor, which amounts to $70,000. Subtracting this from the PGI leaves you with an Effective Gross Income (EGI) of $1,330,000.

    Now, we account for the landlord's costs. We will hire a professional property manager for a fee of 3% of EGI, which comes to $39,900 ($1,330,000 x 0.03). Prudent ownership also requires setting aside funds for future capital expenses. A common rule of thumb for industrial properties is to budget between $0.15 and $0.25 PSF annually. Let's use $0.20 PSF, which adds $20,000 to our reserves. The total non-reimbursable expenses are $59,900 ($39,900 + $20,000). Subtracting this from our EGI gives a final Net Operating Income (NOI) of $1,270,100.

    Using Cap Rates to Determine Property Value

    The Capitalization Rate (Cap Rate) is a market-driven metric that translates a property's income into value. The formula is straightforward: Property Value = Net Operating Income / Cap Rate. The Cap Rate reflects the unlevered annual return an investor would expect for that specific property type, in that specific market, at that specific time. A lower cap rate signifies lower perceived risk and/or higher growth prospects, resulting in a higher valuation. Conversely, a higher cap rate indicates great risk or lower growth, leading to a lower valuation for the same amount of NOI.

    Using our example NOI of $1,270,100, we can see how value swings based on the prevailing cap rate. If the warehouse is a modern facility in a prime logistics hub like Southern California, the market cap rate might be 5.25%. This would imply a property value of approximately $24,192,380 ($1,270,100 / 0.0525). However, if the same building were located in a smaller, secondary market where institutional demand is lower, the cap rate might be 6.5%. In that case, the value would be $19,540,000 ($1,270,100 / 0.065). This demonstrates why selecting an accurate, market-supported cap rate is critical.

    Financing and Cash Flow: DSCR and Lender Approval

    Unless you are paying all cash, you will need a loan, and lenders have their own critical metrics for risk assessment. The most important of these is the Debt Service Coverage Ratio (DSCR). Calculated as NOI / Total Annual Debt Service, this ratio tells the lender how many times the property's net income can cover the annual mortgage payments. Most banks and commercial lenders require a minimum DSCR of 1.25x. This ensures a 25% cash flow buffer exists after paying the mortgage, protecting the lender in case of unexpected vacancies or expenses.

    Let's apply this to our example. With an NOI of $1,270,100, a 1.25x DSCR would allow for a maximum annual debt service of $1,016,080 ($1,270,100 / 1.25). If your proposed loan has payments higher than this, you will need to contribute more equity to reduce the loan amount. If the annual debt service is, for example, $975,000, your DSCR would be a healthy 1.30x. Your annual pre-tax cash flow (or cash-on-cash return) would be the NOI minus the debt service, which in this case is $295,100 ($1,270,100 - $975,000).
